Real estate agents, or brokers, have an intimate and comprehensive knowledge of the real estate market in the community in which they work. They help identify which neighborhoods best fit their clients' needs and budgets, as well as the local zoning and tax laws in said neighborhoods, and where a client can potentially obtain financing. Real estate agents also act as consultants, or intermediaries, in price negotiations between potential buyers and sellers. Beyond that, brokers and agents arrange for title searches to verify ownership of properties to be sold, and they also act as coordinators for meetings between buyers and sellers during which each party agrees to the specifications of the transactions to be made, until a final meeting when the eventual the new owners take possession of the property in question. In addition to this, real estate agents may give financial assistance to clients by helping obtain financing from lenders. Aside from their duties and responsibilities, typically agents and brokers often spend a significant amount of time doing research and searching for properties to sell by obtaining listings.
